General Guarantees for Every Alberta EC Project

The following guarantees apply to all of our services — basement developments, garage and legal suite construction, deck installation, and fence installation.

2-Year Workmanship Warranty

Alberta Elite Construction provides a minimum 2-year workmanship warranty on all labour and installation. If a deficiency directly related to our work is identified within the warranty period, we will return to correct it at no charge. Full warranty details, including any service-specific terms, are provided in writing before work begins.

Manufacturer Warranties on Materials

All major materials and products installed by Alberta EC carry the manufacturer’s own warranty, which in many cases extends well beyond our workmanship period. We only use reputable, code-approved products and will provide documentation for applicable warranties at project handover.

Clear Written Scope and Fixed Pricing

Every project starts with a detailed written quote specifying the agreed scope of work, materials, pricing, and timeline. The price you approve is the price you pay. We do not add hidden charges or unilaterally change scope mid-project. Any changes requested by the homeowner are documented in a written change order before work proceeds.

Code-Compliant Construction

All work is completed in accordance with the Alberta Building Code and applicable City of Calgary permit and inspection requirements. We do not cut corners on code compliance — your project is built to pass inspection and to protect the long-term value of your home.

Permit Handling

Where permits are required, Alberta EC manages the permit application process on your behalf. We coordinate all required city inspections and do not close out a project until inspections are passed and the work is approved.

Qualified Trades and Subcontractors

Where required by Alberta regulations, regulated trades such as electrical, plumbing, and HVAC work are completed by properly licensed and qualified subcontractors in accordance with applicable code and permit requirements.

Licensed and Insured

Alberta Elite Construction holds appropriate business licensing and carries full liability insurance for residential contracting in Alberta. You are protected throughout the duration of your project.

Final Walk-Through and Sign-Off

Before your project is considered complete, we conduct a thorough walk-through with you. Any outstanding items or touch-ups identified during the walk-through are resolved before final payment is collected. Your satisfaction at handover is a condition of project completion, not an afterthought.

Warranty Response Time

Warranty-related requests are acknowledged within 2 business days. Where an on-site inspection is required, Alberta Elite Construction will make reasonable efforts to schedule the inspection promptly based on project urgency, weather conditions, and seasonal accessibility.

Basement Development — What We Guarantee

A finished basement is an extension of your living space. Our workmanship guarantee covers all framing, insulation, drywall, electrical, plumbing, HVAC coordination, flooring, and finishing included in the contracted scope.

Specifically, we guarantee:

  • Framing, drywall, and finishing work completed to professional standards

  • Moisture-conscious construction methods, including proper vapour barrier installation and insulation practices appropriate for Alberta’s climate

  • Electrical, plumbing, and mechanical work coordinated to code and inspected before walls are closed

  • All required city inspections passed before project close-out

  • A functional, comfortable living space that performs as specified in the agreed plans

  • Prompt correction of workmanship-related deficiencies identified within the warranty period

Note: Alberta EC specialises in basement finishing and development. We do not build new homes from the ground up. Our basement warranty applies specifically to interior development and finishing work, not to pre-existing foundation, drainage, moisture intrusion, or waterproofing conditions unless those items are explicitly included in the contracted scope.


Garage and Legal Suite Development — What We Guarantee

A garage and legal suite is a significant investment that must meet Calgary’s requirements for a secondary dwelling. Our workmanship guarantee covers the full structure, suite finishing, and all systems included in the contracted scope.

Specifically, we guarantee:

  • Structural framing, foundation slab, roofing, and exterior envelope built to Alberta Building Code and local permit requirements

  • Legal suite finishing completed to residential occupancy standards, including insulation, vapour barrier, drywall, flooring, and fixtures included in scope

  • Fire separation, egress windows, smoke and CO detection, and ventilation installed in accordance with applicable code requirements

  • Electrical, plumbing, and HVAC systems coordinated and inspected per approved drawings

  • All required City of Calgary inspections passed, including final occupancy sign-off where applicable

  • Garage doors, windows, and exterior components installed according to manufacturer specifications

  • A habitable, code-compliant suite and functional garage delivered according to the agreed plan

  • Prompt correction of workmanship-related deficiencies identified within the warranty period

Note: Alberta EC builds garages with legal suites as a combined project. We do not build freestanding single-family homes from the ground up. Our guarantee applies specifically to the garage structure and legal suite as outlined in the approved project drawings and permits.


Deck Installation — What We Guarantee

A Calgary deck must withstand significant seasonal temperature swings, freeze-thaw cycles, UV exposure, and heavy snow loads. Our workmanship guarantee covers all structural and finishing elements included in the contracted scope.

Specifically, we guarantee:

  • Structurally sound framing, posts, beams, and ledger attachment installed to Alberta Building Code requirements

  • Proper footing depth appropriate for Calgary frost conditions

  • Decking boards, fasteners, and hardware installed according to manufacturer specifications and material-specific best practices

  • Level surfaces, plumb railings, and safe stair construction where included in scope

  • Required permits and inspections completed where applicable

  • Outdoor construction methods appropriate for year-round Alberta weather exposure

  • Prompt correction of workmanship-related deficiencies identified within the warranty period

Composite and PVC decking products carry their own manufacturer warranties, which are separate from and in addition to our workmanship guarantee. Documentation is provided at project handover.


Fence Installation — What We Guarantee

A well-built fence provides privacy, security, and kerb appeal while remaining stable through Calgary winters and seasonal ground movement.

Specifically, we guarantee:

  • Posts installed to appropriate depth for Calgary frost conditions

  • Straight alignment, consistent spacing, and professional installation quality

  • Secure post-setting methods appropriate to soil conditions and fence design

  • Gate hardware installed for smooth and reliable operation where applicable

  • Materials installed according to manufacturer recommendations for the selected product

  • Careful work practices that respect neighbouring properties and lot boundaries based on provided information

  • Prompt correction of workmanship-related deficiencies identified within the warranty period

Vinyl and composite fence products may carry separate manufacturer warranties in addition to our workmanship guarantee.


Warranty Claim Process

If you believe a warranty-related issue exists, the following process applies:

1. Written Notification

The homeowner must submit the concern in writing with a description of the issue and supporting photos where possible.

2. Inspection

Alberta Elite Construction will review the request and, where necessary, schedule an on-site inspection.

3. Resolution

If the issue is determined to be covered under the workmanship warranty, repairs or corrective work will be scheduled within a reasonable timeframe appropriate to the nature of the deficiency and seasonal working conditions.


Warranty Exclusions

The workmanship warranty does not apply to conditions outside Alberta Elite Construction’s control, including but not limited to:

  • Natural settling, soil movement, or ground shifting

  • Cracking caused by freeze-thaw cycles or seasonal movement

  • Extreme weather events, flooding, hail, windstorms, or other acts of God

  • Normal wear and tear

  • Natural wood movement, shrinking, checking, warping, or colour variation

  • Damage caused by improper maintenance, misuse, neglect, or third-party modifications

  • Issues related to owner-supplied materials

  • Pre-existing structural, drainage, moisture, or site conditions not included in the contracted scope


Seasonal and Material Considerations

Certain warranty repairs or exterior adjustments may need to be scheduled seasonally due to weather conditions, frozen ground, snow cover, or material temperature requirements common during Alberta winters.

Natural building materials such as wood may experience minor seasonal movement, expansion, contraction, checking, or cosmetic variation due to changes in temperature and humidity. These characteristics are considered normal and are not considered workmanship deficiencies.


Homeowner Maintenance Responsibility

Homeowners are responsible for normal maintenance appropriate to the installed materials and systems, including cleaning, sealing, drainage management, snow removal, ventilation, and seasonal care where applicable.

Failure to maintain installed components according to normal industry practices or manufacturer recommendations may affect warranty coverage.


Warranty Transferability

Unless otherwise stated in writing, workmanship warranties provided by Alberta Elite Construction apply only to the original property owner and are non-transferable upon sale or transfer of the property.


Warranty Terms and Limitations

We believe in honest, transparent warranty coverage. The following conditions apply to all workmanship warranties provided by Alberta Elite Construction:

  • The warranty covers deficiencies directly caused by our workmanship or installation practices

  • Material and product warranties are governed by the respective manufacturers and remain separate from our workmanship warranty

  • Warranty coverage may be affected by owner-supplied materials, third-party modifications, or undisclosed pre-existing site conditions

  • Full written warranty terms, including project-specific conditions, are provided before work begins and form part of the project agreement
